Lentoria Condo is a new launch development located in the Lentor Hills area. The developer, TID Residential Pte Ltd, submitted a top bid of SGD$276,360,000 for the land parcel, which equates to $1,130 per square foot per plot ratio (PSF PPR). The development is expected to have a breakeven price of around $1,800 PSF, after taking into account development, financing, and overhead costs.

According to Leonard Tay, head of research at Knight Frank Singapore, the future selling price of Lentoria Condo is estimated to be between SGD$2,000 to $2,100 PSF. This estimate is in line with the average launch price of $2,080 PSF for Lentor Hills Residences, which is located opposite Lentoria Condo.

The indicative pricing for Hillock Green, which is located close to Lentoria Condo, also supports this estimate. The starting prices for Hillock Green range from $1.10 million for a one-bedroom unit to $2.08 million for a three-bedroom unit with a study.
